Great Places Housing Group working with Clowes Developments are bringing forward plans for a high-quality residential development on land off Stanley Road, Heald Green. The proposals will deliver 150 new homes of different types and tenure, of which 73% will be affordable housing to help to address the significant shortfall for this type of housing in the local area. The remaining 27% will be market housing, delivered by Clowes Developments.
We want to hear your views on the proposals. This website has been designed to help give you a greater understanding of the proposals and allow you to provide your thoughts. Your feedback is important to us and will help us shape our plans prior to submitting our planning application to Stockport Metropolitan Borough Council (SMBC).
Our Proposals for Heald Green
The proposal site is located to the east of Wilmslow Road and north of Stanley Road, at the south-east border of the residential suburb of Heald Green. Access to the site for vehicles and pedestrians will be via a new entrance off Stanley Road.
Around 50% of the site is brownfield land, despite being located within the Green Belt. Currently the site is underutilised as airport parking and contains a significant amount of hard standing. We believe the site has the potential to be put to more beneficial use. The site is surrounded on all four sides by existing development; there is no public access to the rest of the site, and it is not visible from surrounding areas. It therefore does not perform any Green Belt function.
Our plans for Heald Green will:
- Provide 150 sustainable homes of different types and tenure of which 73% will be affordable housing provided by Great Places and 27% market housing will be delivered by Clowes Developments
- Create new areas of public space with a sensitively designed landscaping scheme
- Help to address the housing need in Stockport with a specific focus on the delivery of genuinely affordable family homes
- Regenerate a partially brownfield site, which is currently underutilised
- Provide over £30m investment in Stockport

Our Work
In Stockport, one of our notable developments is the £24M flagship housing development at the former Cranford Golf Centre in Heaton Mersey. The development, which involved regenerating a site that had been vacant since 2014, was a huge success and provided 106 new homes in the area. Similar to our proposals for Heald Green the majority of housing available at the Cranford development was affordable. In addition, Great Places has been managing a number of legacy developments including Harlow Close, Reddish and Chatsworth Grange, Marple.
Following a merger with Equity Housing Group March 2020, Great Places became part of the Stockport Housing Partnership, enabling us to work closely with the Council to bring forward much needed affordable housing developments across the borough.
About Clowes Development Ltd
The company was founded by Charles Clowes in 1964 and the family still own and run the business, offering immunity from the shackles of shareholder demands and allowing them the freedom to build an extensive portfolio in creative and imaginative ways.
This portfolio makes them one of the largest and strongest privately-owned property investment and development organisations in the UK.
In Stockport, Clowes Developments delivered the 39-apartment scheme at the former Davenport Park Hotel on Buxton Road. Stockport Homes purchased the apartments in 2021 which they sold on a shared ownership basis, providing affordable housing and helping first time byers get onto the property ladder.
